Commercial doors cycle more often than home doors, carry heavier loads and take knocks from carts, trailers and equipment. Near the water, salt also attacks barrel springs, guides and fasteners. When a bay door sticks, deliveries, boat storage access or the day's work can grind to a stop.
Our commercial work covers roll-up service doors, sectional bay doors on workshops and storage buildings, and the operators and chain hoists behind them. Larger industrial or specialty doors may call for the manufacturer's dealer, and we will tell you if yours does.
Common Problems on Commercial Doors
Rolling curtain jamming
Corroded guides, kinked slats or a bottom bar bent by a cart can stop a rolling door partway or make it run crooked.
Heavy to chain or crank
A hoist that suddenly fights back usually means the springs inside the barrel have lost tension or one of them has snapped.
Operator stalling
Operators that hum, trip their overload or lose their limits may have worn brakes or clutches, or be struggling against an unbalanced door.
Our Commercial Repair Approach
- Step 1
Inspect the full assembly
We check the operator, springs, guides, curtain or sections and safety devices as one system, because a fault in one part often mimics trouble in another.
- Step 2
Work around your hours
We plan repairs around deliveries and opening times where we can, and properties with several doors can be covered in a single visit.
- Step 3
Match parts, then test
Slats, springs and operator parts suit the door's maker and size, and limits, brakes, photo-eyes and edges are tested before handover.
Questions From Business Owners
What types of business doors can you repair?
Light commercial doors: roll-up service doors, sectional bay doors on shops, warehouses and storage buildings, plus the electric operators and chain hoists that run them. High-speed, fire-rated and very large industrial doors are better served by the manufacturer's dealer, and we will say so if yours falls into that group.
Can you set up regular maintenance?
Yes. Busy doors benefit from inspection and adjustment two or so times a year, more if they cycle constantly or face heavy salt air. Each visit covers springs, curtain or sections, guides, lubrication, operator limits and safety devices, so wear is caught on your schedule rather than the door's.
Must our electric doors have photo-eyes or edges?
Yes, in most cases. The UL 325 standard calls for monitored entrapment protection on electric commercial operators, typically photo-eyes, a sensing edge or both. Older operators installed before that change may lack it. Any operator we repair leaves with its safety devices present, correctly wired and proven to stop and reverse the door.
